Botanica Wisdom is a new project by Botanica Luxury Villas, the developer behind Botanica Four Seasons. The 78-villa estate covers almost 5 hectares in the green heart of Thalang, at the foot of the Khao Phra Thaeo National Park hills. What sets it apart is its neighbours: UWC Thailand (United World College) international school and the Thanyapura sports resort are both two minutes away by car. It is built for families with children at UWC and for anyone who wants to live next to serious sport. The estate has its own clubhouse: gym, lobby with a library, playground, jogging paths and lawns. Villa types: Tropical S — 2 bedrooms plus a flex room, 250 sqm, 7 × 3 m pool; Tropical M — 3 bedrooms, 250 sqm, 6.75 × 3 m pool; Zen — 3 bedrooms, 300–381 sqm, pools from 9 × 3.5 m. Every villa comes with a pool, air conditioning, built-in wardrobes, kitchen and landscaping; furniture is optional.

The honest part. Title: the developer offers freehold only to Thai nationals and Thai companies; foreign buyers get a 30-year leasehold, and we go through the term, renewal conditions and what happens on resale before any deposit. Location: this is the north of the island — Nai Thon beach is 15 minutes away, Layan and Nai Yang 20, the airport 20; there is no beach within walking distance, which is exactly why the north is noticeably cheaper than the west coast. Prices run from THB 14,900,000 (≈ $451,500 at 33 THB/USD) for type S up to THB 30,500,000 for the largest Zen villa, with some villas on promotional pricing. Payments follow construction: 2% reservation, 28% on signing, then 20/15/15/10% by stage and 10% on handover. Transfer costs are split 50/50 between developer and buyer; the common fee is THB 20 per sqm per month, plus a one-off THB 100,000 sinking fund.
