Standard 47
Every property in the collection is vetted against 47 criteria in seven groups. Nine legal checks are blocking: fail one, and the property never enters the collection. The other 38 build the rating.
Legal first, everything else after
We do not weigh legal risk against a beautiful view. The law is a filter, not a rating factor: a stunning view never compensates for a flawed title.
Blocking legal criteria
Title type, encumbrances, the 49% quota, deposit protection and the rest of the list. A property reaches the shortlist only if it passes all nine — no exceptions, no “special cases”.
Rating criteria
Developer, location, condition, rental potential, financial model and liquidity. This is where a property earns its rating — and a weakness in any group shows up in numbers, not behind vague words.
