Bang Tao is liquidity and status: a third of the island's new construction, the best infrastructure, the most affluent tenants.
Bang Tao is liquidity and status: a third of the island's new construction, the best infrastructure, the most affluent tenants. Entry price for a three-bedroom villa starts at $800,000, with a net yield of 4.2–5.0%.
Kamala is economics and balance: entry is 15–20% cheaper, demand is mature and year-round, and the “Millionaire's Mile” next door pulls the entire area upwards. Net yield is 4.8–5.4%.
The paradox is that “cheaper” in Kamala does not mean “worse for rentals”: occupancy is comparable, and the return per invested dollar is higher. Bang Tao wins over the resale horizon — the premium location appreciates faster.
Before a deal we build a comparable-sales model — and in a third of cases we recommend negotiating 7–12% off the asking price.
Our selection algorithm: if the investment horizon is 3–5 years and cash flow matters most — Kamala; if it is 7+ years and capital growth matters most — Bang Tao. If the budget allows a Bang Tao villa with no compromise on quality — take Bang Tao.
In both areas the main risk is the same: overpaying at entry. Before a deal we build a comparable-sales model — and in a third of cases we recommend negotiating 7–12% off the asking price.
